Even with a tax lien, it is not too late to save your home

Typically, if you have owned your home long enough to have paid off the mortgage, then the obligation to pay the property taxes is up to you. If you are in the unfortunate situation that you have fallen behind, there may still be a chance to catch back up. We want to see you do that first and foremost. 

What to know about Tax Liens in Arizona

Normally, if you own your own home, your property taxes are going to be wrapped into your mortgage payment and the mortgage company pays the property taxes directly to the county you live in. If you have paid off the mortgage or if you have a mortgage directly with the previous owner, you may be responsible for making the property tax payment to your county.

The counties will usually send out a paper bill of the amount due and most counties make it very easy to pay the bill online. If you are responsible for paying your property taxes in Arizona, there are some important dates to know. The payments are broken into 2 payments. The first payment of each year is due on October 1st and is considered delinquent if not paid by November 1st. The second payment is due the following year on March 1st and is considered delinquent if not paid by May 1.

It is important to note that being delinquent by missing the due dates means that your payment will begin to accrue interest that you will also have to pay when catching up. It also means that you still have time before a tax lien will be placed on the property. Generally speaking, you have until the tax lien auction before you will have a lien on your property. Most counties hold their tax lien sales online in the month of February of each year.

But even if you have fallen behind enough to have a tax lien sold, the buyer of the lien cannot make a claim to your property until the tax lien has gone 3 years without being paid. This means that even if you have a tax lien on your property, there may still be time to save it. We don’t want to see anyone lose their homes to tax lien foreclosure but if you feel it’s time to part ways with the home, we will buy your house and pay any back taxes that may be owed so you can walk away with money in your pocket.
