Foreclosure is scary but there are options

Foreclosure is back

In October of 2021 in Arizona, one out of around every 11,800 houses were foreclosed on by the lender. The foreclosure moratorium put in place by the CDC ended on July 31st, 2021 and the banks are right back to business as usual. Perhaps you just began receiving letters from your lender that they are beginning the foreclosure or maybe they have already notified you of an auction date. Either way, we want to help.

Many people don’t know that it’s not too late until the auction actually happens. We have bought homes all the way up to the date of the auction. Sometimes, we have seen the bank delay the auction date when we were able to show that you are in the process of selling your home to us.

But selling your home is not the only option. Depending on where you are in the process, you may have more time than you think. Most foreclosures happen between 90 and 120 days depending on the lender. This means that in some cases, you may have six months from the time you receive the first letter to the time your home goes to auction.

Up to a certain point, the banks will be willing to let you catch back up with overdue payments and get out of the foreclosure process altogether. You may also decide that you want to list the home on the open market and hope to sell before the auction date.
